Deposit & Best Available Rate
The Best Available Rate reflects the most competitive rate available at the time of booking. A non-transferable deposit equal to 100% of the total reservation amount, including all taxes and fees, is required at the time of booking. Guests must be at least 21 years of age to make a reservation and to check in. Valid government-issued identification is required at check-in.
Cancellation Policy
All cancellations are subject to the following terms:
- Cancellations made more than 30 days before the scheduled arrival date: deposit is refundable minus a $50 credit card processing fee.
- Cancellations made between 30 and14 days before the scheduled arrival date: 50% of the total deposit is non-refundable. The remaining balance of the deposit will be refunded.
- Cancellations made within 14 days of the scheduled arrival date: 100% of the deposit is nonrefundable.
Check-In / Check-Out
- Check-In: After 3:00 PM on the arrival date
- Check-Out: Before 11:00 AM on the departure date
Early check-in and late check-out are not guaranteed and are subject to availability and additional fees at the sole discretion of the resort.
Occupancy Limits: King rooms – 2 adults. Double rooms – 2 adults and 2 children (under 14). One bedroom apartment 4 adults (only 4 included in the base rate) OR 2 adults and 2 children. Two-bedroom apartment, 6 adults(only 6 included in base rate) OR up to 6 adults and 2 children (under 14). WE STRICTLY ENFORCE THE OCCUPANCY LIMITS. No additional visitors or guests other than those on the reservation will be allowed on the property at any time. Failure to follow the limits will result in immediate termination of stay and loss of all amounts paid on the reservation.
- This property considers guests aged 14 and under, at time of travel, to be children.
- The fee for extra adults, if permitted, is $50.00 per person over the base rate.
Rates, Taxes & Payment
- All rates are quoted in U.S. dollars (USD) unless otherwise stated.
- Accepted payment methods include Visa, Mastercard, Discover, and American Express.
- Any outstanding balance is due in full at the time of check-in.
- No refunds, credits, or adjustments will be issued for early departure, unused nights, or for any other reason.
Pool, Patio & Common Areas
- Pool Hours: 9:00 AM – 9:00 PM, weather permitting and subject to government regulations.
- The pool may be closed at any time for maintenance or safety reasons.
- No lifeguard on duty. Guests swim at their own risk. Children must be supervised by an adult at all times.
- Diving, running, smoking, and eating are strictly prohibited in the pool area.
- Courtyard Hours: 7:00 AM – 9:30 PM
Parking
Complimentary on-site parking is available for one (1) vehicle per room. When on-site parking is full, overflow street parking is available nearby. We appreciate your cooperation in helping us accommodate all guests comfortably.
Pet Policy
Pets are not permitted on the premises. Service animals, as defined by the Americans with Disabilities Act (ADA), are permitted without fee or deposit.
Smoking Policy
This is a 100% non-smoking property. Smoking is prohibited in all guest rooms and throughout the premises. Violation of this policy may result in additional charges.
Amenities
Use of any amenities provided on the property, including but not limited to the pool, loungers, beach chairs, and bike rentals, is done entirely at the guest’s own risk. Guests acknowledge and agree that Oceana by the Sea is not responsible for any injuries, accidents, or damages that may occur. Guests assume full and sole responsibility for their safety and well-being while utilizing these amenities.
No Refunds or Credits
No refunds or resort credits will be issued due to:
- Inclement or adverse weather conditions
- Early check-outs
- Acts of nature, government restrictions, or events beyond the resort’s control
